Can ChatGPT Help Sell Your Home?

 

ChatGPT is an example of artificial intelligence. With a free version of this software, anyone can ask ChatGPT to write news stories or blog posts, prepare reports, compose email messages, create marketing materials or take on just about any other form of written communication. To use ChatGPT, you simply need to enter prompts or ask the AI software a question. Someone writing a blog post about the impact of inflation on consumer spending might type a prompt like this: “Write a 500-word blog post about how rising inflation causes consumers to spend less.”

ChatGPT will then compose that blog post in seconds.

Fair warning: The final copy might not be perfect. But the results are typically quite impressive. To use ChatGPT effectively, though, users typically tweak the resulting copy. But by getting at least a rough draft started, ChatGPT can save professionals a significant amount of time.

But what about when you’re selling your home? Can ChatGPT help a home get sold faster? It might.

Creating marketing materials

Today, real estate agents may be getting a hand creating a listing for your home. Your agent can simply input the details into ChatGPT, and the software will then create a professionally written listing description that the agent, after perhaps a few tweaks, can post on a multiple listing service.

The key is providing ChatGPT with the right writing prompts. If your home features a spacious backyard, newly renovated kitchen and updated master bedroom with private bathroom, your agent will need to include that information for ChatGPT to make it part of your home’s listing.

Agents can also use ChatGPT to create printed marketing materials that they can hand out during an open house or copy for a brochure that they can provide to other real estate professionals. Your agent might create an individual website to promote your home. If so, your agent can again turn to ChatGPT to fill the site with copy, again highlighting the features that set your home apart.

In short, ChatGPT doesn't replace agents but helps them work more effectively. And you, as the homeowner, will benefit from that.

The human touch matters, too

Of course, ChatGPT can’t sell your home for you. You should still work with a real estate agent who knows your home and community, and who can market it as widely as possible. And you should still listen to your agent’s advice on de-cluttering and staging your home. But ChatGPT can serve as one more tool to help get your home sold. And as the technology behind this program improves, expect even more agents to turn to it to develop professional marketing materials for the homes they are listing.
